Though currently a passive buy&hold SFH REI, I am looking to expand both my knowledge and portfolio in all suitable categories, and meet fellow investors and service providers in the sector.

I'm not able to get into rehabs right now so I am wanting to go out and look for suitable for rehab investor property..

Is the letter suitable to send out?

Good afternoon - I've been looking over the past few weeks for a couple of suitable rental SFH in SE MI (ideally, finding properties that need a bit (or a lot) of TLC, improving them and holding/renting).  

We have offered to double their security deposit in hopes that it would help them find a suitable arrangement and help both parties but they said they were not open to it at thia time. 

i'm with scott. i was able to sign in and observe. it may be my own fault, but i was expecting a greater amount of interaction between members. perhaps if it was going to be used for a roleplay, maybe a youtube video or recording would have been more suitable (and dar easier to follow). i was often confused when the roleplay was going and when it wasnt. i think scott had some valid questions that werent addressed. i signed off before the q&a session at the end so i cannot comment on that. perhaps that section would have been better for scotts questions, but i can understand his frustration on not waiting around. i certainly look forward to getting chats going more often. i appreciate bill and will taking time out of their day (on football sunday) to educate. in time, i think the chat will be more polished for everyone.

If that’s not suitable to them they can always stay somewhere else where the landlord keeps the place barely livable

And then that has to be compared with how much it would cost to build/have built a suitable structure in that location.My guess (purely speculation) is that since it would have to be new construction, the return on the dollar invested wouldn't make it worth it.

For anyone searching for info on this topic I ended up finding a suitable BRRRR property and everything generally worked out.
