If you turn them into collections, you likely won't see any money, but will feel better knowing you are hurting credit and future housing options; they may pay if they care enough.I'm not well educated on this, but heard landlords in Washington state can't share official deadbeat lists, so don't think your website idea will fly.I'd suggest monitoring the PM better (screening, inpections, nonpayment follow-up), contacting utilities monthly to make sure they are paid up, and accept this as a cost of landlording.

Sorry I didn't explain the rankings better.Here is how to read it:Rank is the probability for foreclosure by city.Annualized Home Price Appreciation is just an estimate of the change in home prices in this city.I don't know if it violates the forum rules, but here is the link to FACL's webpage discussing the risk monitor:http://www.corelogic.com/pressroom/core-mortgage-risk-monitor/200801-core-mortgage-risk-monitor-html/#top10Basically, what FACL does is help banks adjust interest rates based on statistical analysis.

Basically, all I did was market for the sellers list and from there, I just monitor a lead's progress until the deal closes.I do this kind of set up for different areas outside of my state but my biggest and most consistent market is Philadelphia.
