Definitely a good product, but you want to get those bids in a timely fashion.

Hi @Lissette Deleon  The best way to find these off market deals is old fashioned networking.  

There is no set formula so you can be creative in fashioning a deal that suits you both.

They don't have credit and few of them work. 1) Everyone must fill out an application. 2) If they want to paint or buy a puppy "in the future" - no3) Monies owed, even medical - no4) Facial jewelry and boyfriends and girlfriends on the first visit - bad sign and usually no5) Right to enter quarterly for pest spray and filter change.

No guru pitches or sales of any kind (other than houses of course), just good old fashion networking between inspectors, wholesalers, house flippers, etc.

How do you guys protect yourself from lenders that fail to move files through underwriting in a timely fashion?

It just requires some good, old-fashioned hard work and entrepreneurial spirit.

It's also a legal requirement for me to submit ALL offers in a timely fashion.

Most tenants don't up and move from single houses if you haven't raised the rent in a ridiculous fashion.
