Ideally that source will tell you the type of comp - REO, shortsale, flip, etc.Finding the best comps is more art then science.

I always find it fascinating when people come to real estate thinking wholesaling, flipping or being a landlord is all there really is to real estate investing and after a few years they're still in the business, but doing something totally unique.
