Gatlinburg is a 12month vacation destination.

In my markets, I have mid-range properties in vacation destinations that draw travelers who are predominantly driving in.  

the trailer park idea that @Vonn Peterson threw out was genius. when i entertained the thought, my plan was to choose a destination where I wanted to travel alot.

Is Florida the only destination?

I'm looking at a property in Destin, FL and I'm trying to determine an average cap rate for a condo located on the beach. 

That being said we are doing what you describe "thinking about"We are buying a house with a pool, will live in it 1-2 years before we get orders to another destination, at the navy's direction.

It's unique shape and geography lend it to be an exceedingly excellent destination for shelling.

The danger of using the equity for down payments is you are destined to make more money.

Living in a destination location full of tourists has given me opportunity to purchase and hold potentially great rental/Air BnB properties.

Have you thought about investing in a vacation rental in somewhere like Destin or Panama City Beach?
