I call money that is sitting in our escrow/bank accounts "dead money" because it's not deployed and not earning a return.

An enormous tax free gain and a chance to re-deploy capital to a non speculative investment with an actual return on equity.

Then is where to deploy that strategy for success and continued repeatable success.

Then calculate what your current cash on cash return is on that money today.Then ask yourself if you think you can beat that return deploying the capital elsewhere.

Improvements:   (budget $125-150K)Renovation of rooms into private rooms - add walls/baths2 story, I consider personal elevators rather than StairliftsFire Suppressions system tied to Alarm System (including door security)Deploy personal scanning technology to detect falls, activities of every resident, inside and in the enclosed yard. 

But  you also have several properties with plenty of equity that can be deployed at any time. 

Syndications are a great model for the real estate investor who is truly looking for a way to deploy and grow their capital hands off.

Why in Heaven's name would anyone deploy capital at a return below what the risk-free rate of return or the rate at which banks themselves borrow money.

As an added bonus, every month or two I have at least one property pay off and I can decide whether I want to re-invest or pull that capital out to deploy elsewhere.
