Inside your plan in the notes in various sections, or in a separate specifications book ("spec book"), you would (or your architect) list the various materials, paint, carpet, countertops, flooring, appliances, etc that you want the contractors to bid.

I also think replacing countertops can give a kitchen or bath a whole new feel without replacing everything. 

What countertop are you putting in?

It's their job to be functional and form conscious.Make the kitchen nice with fresh countertops and cabinets, have clean bathrooms, paint and re-floor the place if you can build that into your budget. 

Great to see you put money into granite counter tops and tile backsplash I put them in all of my rentals.

If I add hallway I fear they are way too little (I think)I planned to put tile that looks like wood on all floors,  tile shower, granite (small) countertops...

Hang a plastic liner on the shower pole, that costs nothing and looks good/better then nothing,better pictures and talk about the viewCould you use a new vanity in the bathroom and could your mirror be better/  How about your counter top there?

They've since renovated all the units with new flooring, bathrooms, granite countertops, new stucco.
