Now for what you need to do to be successful is have the I CAN DO ATTITUDE, buy bandit signs and put out on the weekends, advertise on craigslist, write yellow letters, drive for dollars,business cards, join local investor meetings, find a Realtor investor friendly and get a google voice number and when you get calls ANSWER IT!!

What I took away from that "job" was my ability to have patience in doing research on FSBOs where I went to the court house (that was eons ago -- I am 60 years young, look 30, but have a can do attitude as an 18 year old.

I do want to point out, that demand is crazy high in our market, so I understand if the market softens, we may need to cater to individual schedules out of necessity in the future.Some inquiries from potential tenants do provide an air of entitled attitudes (I.e we as landlords need to cater to their schedules, as if our own schedules are irrelevant), in which my response is to say “sorry you can’t make the open house, good luck to you in your search”.

My usual response to the "do not disturb, illegal trespass...." is to simply knock on the door, with a respectful attitude, ask them their plans, and go from there.

A previous tenant, that was asset manager for a multi billion REIT, said that there are two types of asset manager, one like her that crunches numbers well, schedules, coordinates, constantly evaluates expenses, etc AND the other type, like me, that does much less of that desk work but is great with clients and field work, understanding maintenance, meeting with and negotiating with contractors, etcAll the fields you and the other posters mentioned have great potential for being springboards for successful REI career, IMHO, what really matters is that you are ok with doing the job you choose for many hours over many years and have a positive mental attitude while doing it.
