The cabin has spotty WiFi, so I’m not sure if I should get a fancy personalized code lock?

I have a property manager that handles payments/tenant screening so I don't need anything too fancy yet, but I liked the dashboard visuals to see where things were at, and to be able to have all of my transactions and my PMs in one place for tax time.

Lots of people out there that have fancy marketing, Podcasts, You Tube channels, that can sell a melting chocolate ice cream cone to a person in white gloves.... but until you truly work with them, its hard to be sure who to trust. 

No BiggerPockets Calculators or fancy spreadsheets.

Much cheaper than the Best Western Tria, which is nice but not fancy, and it's a hotel room not an entire apartment.As for Ottawa, I'd look at hotels.com etc. to gauge price and demand.

However, some older properties are legal nonconforming which is a fancy way of saying they are grandfathered in. 

Things like what level of finishes does the buyer expect (granite or fancy Formica; Hardwood or nice laminate), how fast are homes selling, how much inventory is on the market, are prices climbing etc. all factor into the ARV

@Brian Bellew not sure how to include your post yet and be fancy but here's the outline of my current deal: 3/2/2 10 years old 1480 sqft mapped to good schools on a corner lot that backs to a park in NE Bend.  

Find out if those fancy renovations were permitted and up to code first.

To your question, preferably Class B for both but if I get too fancy price may become a limiting factor.
