You don't want to go there, in that respect.Private investors should be known to you or introduced to you keeping with the nature of a private business relationship, you don't go out and solicit them.Nothing should be in writing or in any presentation that could reasonably be relied upon in them making a lending decision.

I'm hoping they aren't aware of my lack of due diligence (which I fully admit to), but I'm sure you know as well as I do some habitual tenants could be RE lawyers with the amount of legal information they know to scheme on landlords.

They are great draws to buyers, but many buyers now want the pools updated to saline, and many of the pools have to be re-finished, and new pump systems do to age.

The entire list of plumbing fixes includes:replace tub drain (mechanism toast plus drain was handyman'd out of code)replace water heaterreplace slop sink faucetreplace 2 sink faucetsbring upstairs 1/2 bath vanity drain to code (straight drop and no vent)move gas range feed to original placement in the house (they had it where the fridge should be and the fridge was a huge french door deal where the eat in location should be)re-run gas feed to dryer (utility co capped the line back towards a main joint)That ends up to be way more than I originally thought but it could have been worse.We pulled up the kitchen floor since someone had put el cheapo vinyl faux laminate down (always a bad choice) on top of old linoleum.

I'm guessing those who feel they need their advisers to be RE investors too, have difficulty in 1. understanding their professional role and 2. communicating in their specialty, having to speak investor lingo instead of business.......no offense folks.
