I get great rates because they are located in New Braunfels which is Comal county and this agency is a co-op  I will PM you contact information later tonight...have to go out and find a deal

@Mike Flowers , have you ever done a co-wholesale being on the same contract as the other wholesaler?

If it was easy all of these buyers would be out there doing it.If the value of the property is in the land then 10% is common here in GA ( There is no set commission in any state but I see this percentage often with a co-op of 5% to selling broker ) .

However, an agent or broker coming into a cooperative state to conduct business must have a co brokerage agreement in place with a licensee of that state.

I might expect a co-author to clam up about something about someone they collaborated with.  

Plus, I think if the DOB has it as a B3 than they are probably right and instead of a CO you may ask for a LNO-Letter of No Objection.  

I don't know you'll have to write anything to the mortgage company but, assuming they're not a co-borrower on the loan, you may have to marry your fiance, only if you need to obtain another FHA insured mortgage.
