Houston STR definetly has a more specific need.

One thing to remember is that even within a specific market there can be subtle differences in areas.

Do you use a specific formula?

You looking at anyone specific yet, or still in the research phase?

Assumed nothing could possibly go wrong in the next 5 years what you want when you look at an investment property is to know the current rental amounts, specific expense items, and conditions of the building, grounds, and mechanical systems.  

Are there specific national or regional agencies that coordinate temporary housing for disaster victims?

Consult eviction attorney regarding commercial; I'm specifically a residential PM and commercial usually has different rules because of the nature of the investment and occupancy (tenant doesn't [usually] live there)
