And, if the money is borrowed and you lie on your loan application about that (they will explicitly ask and you will have to explicitly lie if you want the loan) then you're committing loan fraud.If you have to turn right around and sell this property for some reason, I,as the lender of the 20% down, will suffer a 50% loss.

It does put the buyers agent in some awkward positions though when they make an offer and then we counter removing or drastically reducing the commish.. the Buyers cant understand why their agent wont work for 5 to 10k.. compared to 15 to 20k on the what used to be normal 3% buyers side..

When the economy suffers as a result of too much of a contraction, debt payments are harder to make, etc, then go through the cycle of loosening it again, devaluing the currency so debt payments are easier to make, and banks can profit higher than before.
