Direct mail is the bread and butter for majority of wholesaling shops.  

The people that say it's okay, or the people that say it's illegal.When wholesaling, do I have to pay the down payment, than sale it to the investor?

I am mostly interested in wholesaling mobile homes, creative financing and group homes.

While wholesaling is probably the cheapest way to try and get into a deal, it isn't the easiest.  

@Emily Ellis There is absolutely nothing illegal about wholesaling in NY.
