Sounds like a cash out refinance would be the best way to tap into that equity. 

I personally would go that route as it would probably be less expensive. 

A well connected agent can also tap into their network.. for instance, probate attorneys might know of people seeking short-term solutions.

So basically, if you talk to 10 Realtors this year, 9 of them won't be Realtors next year.

I ended up entrusting five properties to their management, and I know of two other out-of-state investors who used them as well.

I am not able to take equity out of my condo because it is currently on the blacklist due to HOA fixing the roofing and a Fannie Mae rule stating, if more then 50% of the condos in that community are owned by investors, I may not be able to refi.

I would suggest you hire an inspector as well as have a general contractor go out to the property.

A lot of the multifamily inventory I get is from other brokers/agents as well!
