The house will probably be demoed.

I would also run the addresses through the enforcement database and ensure that there is no pending demo order or some other insidious board of health issue. 

We get a lot of these calls where they are trying to move a soon to be demoed house for development generally so the builder can save on demo.

So next flip I will contract out he interior and exterior paint and maybe some demo.

Would it be worth it to demo and rebuild class A, get better tenants and more rents?

I’m currently in the demo process on my first flip and still tossing around the idea of replacing the siding.

If they start demo,and then never get back to that site, you're in a bad position as you've put in 100% and now have to put in 100% of the rehab as well when you take it back.  

The current fence(neighbors fence) is in almost dilapidated conditions and I’m fearful that this will discourage tenants in future turnovers if not dealt with so with that being said this weekend I plan to reach out to the new neighbors, I’ve already lined up one of my guys to install a new 6ft fence but it will require the demo of their current fence and the dogs to be put up while the work is being done(don’t need anybody getting bit) my question becomes though if you are a dog owner shouldn’t you be required to have a proper and safe fence or does this matter fall into my lap, I don’t want to make to make a big issue because well these neighbors could end up causing more trouble then it’s worth..

They have loved the demo work and have been amazed themselves at the transformation and what they can accomplish in an afternoon.
