The wholesaler/GC partnership that marketed the property are tied up flipping homes in Raleigh and had too much on their plate which is why they were unloading this (or so they say), and said if they needed to or if the deal fell through as a worst case scenario they would buy this back at auction again.

Getting a SFH to me seems like the best option for a first property, should rent easily, get a little better cash flow since the rent is a little higher than multi-family units, and if need be should sell quicker if for some reason I need to unload it.
