The wholesaler/GC partnership that marketed the property are tied up flipping homes in Raleigh and had too much on their plate which is why they were unloading this (or so they say), and said if they needed to or if the deal fell through as a worst case scenario they would buy this back at auction again.

Floor jacks and some lumber could do wonders

Getting a SFH to me seems like the best option for a first property, should rent easily, get a little better cash flow since the rent is a little higher than multi-family units, and if need be should sell quicker if for some reason I need to unload it.  

Their is a reason for its condition, the owner may be ready to unload it.

Whenever they had questions about taxes or anything else real estate, or even just needed a second set of hands to unload materials out of their truck I helped them in any way I could.

Or a person who's cousin was looking to unload a duplex.

I'm a contractor but not in your area, I would go down to the local lumber yard and ask the guy at the desk who is a good contractor, they should be able to help you out
