I personally would recommend a realtor, as they usually have their finger on the pulse of the market.

Age aside, personally I find that the airbnb app and platform are way more functional and user-friendly on my android and iPad, and now our new iMac but I know I'm biased against VRBO, for some reason I can't put my finger on. 

I found the Bigger Pockets Money podcast, then Bigger Pockets podcast itself and now I am here in the forums, researching and planning to invest within the next calendar year *fingers crossed*.  

My Grandfather was a entrepreneur with fingers in  building/developing/property management/patent trolling/window and door manufacturing...  

Verify their source of income....look at how the treat their car...and....cross your fingers..or look for another tenant...remember..people rent for a reason...

in the long run. unless you know the procedures and prior experience with the right "Subs" it can make a 4-month job turn to a 9-month horror. and I think if you look into it a bit more you could get a better quote then $300 and have it done in 4 months without lifting a finger.
