I have a professional maintain it, and it is a charge (in the rent) not a line item so it's 'included' as my LTR is also in an HOA and I do not tolerate lazy/ non compliant tenants.

IMO in a case where the ESA is doing damage that would not be tolerated by a pet (which seems to be the case here), an ultimatum can be given on either ESA goes or tenant goes.

Just seems like the best approach.Thanks, I expect to get people on here telling me how horrible it is, but everyone has to do what lets them sleep at night based on their risk tolerance.
