In my opinion: 1) This was not necessarily caused just by normal 'wear and tear'... 40 yrs is not that old. 2) Owner should pay for tenants lodging etc. 3) 1 -2 months is absolutely ludicrous.

Full-time can add alot of wear/tear on the property and increase in property management time for it. 

And don’t forget about all the normal wear and tear maintenance issues.

I'm seeing conditions vary from turnkey/rented to almost tear down. 

Hello,We have been renting the current property for 3 yrs now, there is normal wear and tear that is common with property use.

Long-term rent by the room is good in a college area, but will have more wear and tear and maintenance requests if all college students.

However, I have some concerns about the potential costs involved in mold remediation, especially if it requires tearing up drywall.I'm considering whether I should inform my insurance company to see if they can cover the damage.

You get what is required to get the place back to the starting point (minus wear and tear). 

Look for wear and tear or improper installation or (possibility) the Guest "created" an accident.  

Then, the builders came from all over the country as South Tampa became the number One place in the US to buy Tear Down wooden houses to build Two Story Block houses and Townhomes, with 80% building square footage to lot size.
