Is there a particular score range you aim for when evaluating areas?

Short term I’d like to do a few more deals on the side to supplement my income. 

Should be fully upfront and aim for a property that could work just as easily as a standard single family rental too

Financed Deal: Assuming 75% LTV on the purchase and a typical rehab loan structure, what returns should I aim for?
