For what it's worth, it will not be our primary residence until years down the road depending on how things go (when we "retire"), but it sounds like, regardless, we should steer clear of both options (LLC and fancy self-directed IRAS) unless we want the LLC for pure liability peace-of-mind if we did somehow rent out the land or a structure on it (if it wasn't our primary residence).Thanks again for taking the time to reply, still figuring it all out and this really helps.

i see very few positive comments lol  just remember, anyone steering you away from wholesaling is either not educated in the field or did not prevail in the field. listen to the ones that and critiquing and suggesting. p.s     to the guys saying marketing is super expensive lol Please and i mean Please FIND A NEW MARKETING MANAGER!.

Steer clear of social services and nonprofits that "help" "poor" people. 

Ethical reasons alone should steer you away from this practice.Yes their are people who operate like this but I would sure have trouble sleeping at night knowing that my business model included screwing people over.
