Hello everyone , can someone share what I could use as the square footage multiplier for a medium and heavy rehab in Fairfield county, CT ? 

Time horizon matters a lot too, talking to a client in their 60's wanting to retire is very different than someone in their 30's looking to build and accumulate wealth. 

If you could shadow someone a little this would be better than any book.

Another option is to rent it out and keep growing your equity while someone else covers the mortgage.

(Usually results me less than $10,000 out of pocket on the front end) I am pretty sure wether operating independently or partnering with someone using their loan it would be the same terms.
