. - Buy using hard cash, - Refinance my other properties to get the cash back + get the rehab fund, - Rehab of $30,000 to increase it's value to around $230,000- Rental units of 50 units with nett cashflow after expense and mortgage of $1200- Repeat: finding another opportunities with the extra money that I got from refinance Conclusion: I got the property with 0 cash invested (though short term cash is needed & using other property for refinancing), get $1200 / month (still in progress).

But I've come to the conclusion that I'd rather save a LOT of hassle and stress and pay a bit more to buy from a used appliance store where the items are tested and come with some kind of return policy.So my question to my fellow rehabbers is this: how do you feel about FB marketplace, and what's your experience been... is it a gold mine or a money pit?

@Omar KhanI would agree with you, but "a better quality life in an ever-changing world," at least for me, means that if your education didn't force you to run original experiments to reach a conclusion and/or write a lot of research papers expressing a hard-won, well-developed viewpoint, you left school as a lousy autonomous learner.
