People would no joke sit there and pull out a stack of credit cards putting this much on this one, that much on that one, all to get up to the total. 

So I pretty much want to find someone who can just evaluate my properties with data and experience and tell me what to do, like a consultant.I did the pitch for the BNB Investor Academy, currently $12k btw, and I was a little bummed because it seems like more of a school, and when I messaged Michael on IG he said it wasn't a school and that I should sit through the pitch. 

While the real estate market usually slows down this time of year, we are seeing a lot of buyers taking advantage of homes that have been sitting on the market longer.

I am a contractor and we live in a great neighborhood so the house would be a great investment if we can purchase at the right price. as it sits the house is prob worth 100-150k.

In my experience, something like that might cause the home to sit on the rental market longer to find a tenant that is ok with overlooking that deficit. 

Similarly, if the house sits on expansive clay on one side of the house. the clay could lift that side of the house and caused the cracking.

and I'm still sitting here trying to figure out how I can classify all my income as tips.

Right now my debt is sitting at around 154k (8k outstanding interest payments). 

I can't imagine the logic of sitting there and reject it all when they have been doing what I want to successfully for years.
