I had a contractor at the house who heard some of the conversation with a neighbor and said I need to be careful as the resistance won't only be verbal or a cold shoulder, but other forms of intimidation are common in the area - harassments, stones through car windows, etc. - things that this contractor had experienced himself.  

And, don't forget that some parks will have a "peak" season, "shoulder" season, and an "off" season, all with different rental rates and historic occupancy, particularly if the park is in a location that caters to snow birds.The nature of RV parks can vary across a wide spectrum.

Absolutely @Lee Yoder it's all about taking someone else's problem off their shoulders and taking it on yourself.

September is about the end of the core season, moving into the shoulder / off season.

Also, it should be fairly easy to determine the square footage by measuring the length and width of the ADU and multiplying them. 

Often times doing so put additional legal requirements on the shoulders of the landlord that most don't know about.

This is going to put a ridiculous amount of risk on your shoulders, especially in a post covid world where moratoriums are the norm.

Detroit is slowly falling off the map and has been for decades...this isn't changing, Phoenix is next level...high growth and rapid appreciation...i.e. unaffordable...and Plano is not really an option unless you are looking at serving affluent tenants...I think Columbus is head and shoulders above any of these markets...it's arguably the premier investment destination in the US right now.

I would attend all those REIA meetings in your area, rub shoulders with the go getters and start your goals ASAP.Save your money and work on your credit.
