My co-worker got me into the youtube real-estate rookie and now I'm here on bigger pockets learning more.

But use other peoples examples or errors to learn and improve.  

I just think saying that someone knows the risks, so its kinda OK to lose their capital, doesn't shine the light at the operational errors.

But being a rookie investor, I'm terrified and need help exploring the path to success.

Sorry I know this one is going to be painful for many rookie investors just getting started who want to live on the beach with their mail order cash, but this is not they way investing works. 

It can boil down to human error and things we can control, but sometimes it is just an issue out of everyone's control. 

I've heard of a deal where maybe I buy the house from the owner and then the owner then becomes a tenant.I've watched so many BP and Real Estate Rookie videos, all the information is swirling in my head and I just don't want to miss out on a good deal.

You could read 100 books and still need to learn more because certain things must be learned through trial and error.

I’m a rookie investor and I househacked my first deal and went through the tough times with self managing but it’s the education I feel is necessary for the future deals.
