I think I asked this question quite a few years back and the answer I got was that because the agreed selling price is the exact value of what someone is willing to pay for it - therefore that becomes the new value - unless it is actually turns out to be worth less because of any of several factors like area, comps, condition and all sorts of other boogey monsters.

However two of our early projects involved the navigation of 3D environments {they were all wireframe or semi-opaque surfaces in those days (late 80's, early 90's) as the hardware horsepower was not there to overlay onto a generated video stream or a live feed} one being ocean floor mapping data and the second remote operation of robotics within the reactor chambers in nuclear power plants.

Or if you simply stated you were no longer interested, you were told you're not "coachable" and you'd be living the rest of your life like a robot just going to work and making horrible pay and those aren't the "type of people" Mastery is looking for (I'm not even kidding this is what they told us.)

Basically, I program robots that apply pinstripes to gas tanks and fenders... this isn't really a big skill for investors.

I would definitely run numbers separately each property may look identical but they will be two different monsters in repairs although the market value maybe the same.I just listed a 4 unit for sale in DC, sold As-is.
