Do you get any volume discounts or better service due to the volume of your business from the current providers, that might be something to consider. not sure if that is even a thing for lawyers though.

My first property was a duplex, and then a year or so later she bought her house, and we moved in together living in MIL suite basement and rented out the rest of the house.

You can BRRRR the deals that make sense and sell the rest.

They were trying to charge over $1000 per night (the rest of the week is in low to mid $400).  

Another option is house hacking—buying a small multi-unit, living in one, and renting the rest to cut costs.

You can often get better rates with a national lender, but the customer service is non-existent, communication probably sucks, they may ask for the same documents multiple times, etc.

Reliable, thorough housecleaning services can be challenging to find.

We used $100k of private money and the rest was personal cash.

Under 100amp service - very difficult to insure.
