I also like to cross-reference that data with Facebook marketplace, craigslist, Zillow and apartments.com listings to get a really good idea of expectations for rent in a specific area.

@Jason Tucker Yes, you can't turn them away because of their sex but I've seen some investors who have multiple rent by the room properties "refer" someone to one unit vs. the other.

Be ware of the ones that get compensated on the back end by trying to refer you to replacement property solutions that compensate them.  

It's gotten to a point where C/D located properties in the Midwest are now referred to in these forums as "Midwest Cash Flow Properties",  as if a new asset class has been created.
