If you understand how title insurance companies really work, each policy underwrites the risk from a "starter" which is the starting point of the last insured policy by a company with a reciprocity agreement. 

Customers are not on my Christmas list and never will be.From my experience some tenants resent receiving gifts purchased with their rent money, others are very uncomfortable and do not know if they are expected to reciprocate and still others are insulted due to their personal beliefs.

Any ideas how to get the reciprocal license?

Very few lenders truly cater to the borrower experience and the bigger picture, and don't understand the reciprocation of creating a raving fan from the borrower, realtor, attorney, or any other related party.

If they see your value, they may reciprocate and help you.

I used a reciprocating saw to cut the nose off each tread.  

Additionally, it seems that TripAdvisor/Flipkey is populated more with bargain hunters with more frequent questions about offering discounts and way too many responses to inquiries never even are reciprocated with a thank you.

Relationships with tenants is reciprocal.
