For Google, I highly suggest as an image ad and boost it locally to county, or major metro area.

But after running the numbers, even with seller financing, which you can find in the images, this opportunity is a NO GO!!

You aren't going to buy a course and then randomly become rich.

About 6 months into the lease, he thinks he smells smoke and climbs in the attic and searches for 3 hours for "hot spots" using a thermal imaging camera (keep in mind he is the town fire marshall),  finally after not finding any hot spots in the attic he goes to the back yard and discovers the neighbor is BBQing.  

Also, consider that this person may not wish to be stuck with random roommates when you move out.

Could there be a random lender that might find a way to get you 100% LTV at purchase, maybe, but I would assume those lenders are a) almost impossible to find, if they exist at all and b) the loan would be so expensive, that even the DSCR calculation would limit your proceeds to a point that you would still need equity in the deal.What would likely be a better route to look into is: an equity partner for your down payments.  

Fiverr and upwork also for SEO or for youtube etc. they backlink to random sites overseas and get overseas subscribers which really do not help you IMHO.

I'd do an image search on google to get ideas. 

Is Coamo a random choice or is it influenced by a specific $ opportunity? 

I'm not saying that's what you have to bid, but you want to submit winning bids, not just random bids.
