If you're not using Hard Money and the property won't qualify for conventional financing, then you'd probably need to locate private money or if you have friends with IRAs, they can be self-directed to invest in real estate.

I have about 250k USD to allocate to this venture, but I may want to dip my toes into the market with a single-family residence in an area like Parma Heights and test the waters.

Other possible issues I may encounter with the address is with my home insurance, car insurance, and if the FHA does a check to see if I'm residing at the property.

Assuming he has good landlord references after that period - I see no issue with qualifying that. 

After two years of occupancy, qualifying for the tax exemption, and benefiting from appreciation, we chose to sell and reinvest the funds.

When you bought your permanent residence, @Doug Pham, did your lender, say BofA, accept loan documents that you provided, or did they require you to use theirs?
