It's been my experience that it's more a tenant cleaning issue and not using the exhaust fan that causes the problem.  A

as a very conservative investor.. my thoughts are you need a pretty heavy reserve fund with your annual income.so keep that in mind.. you don't want all your money out into rentals and then you have a 5 or 6k turn over or problemas your monthly cash flow after tax's would take a big chunk if not all your income.. although living at home I presume rent free is a huge leg up to get started in the rental business.. but your going to run into expense's in these older homes in the areas were it snows.

That combined with a giant pile of old firewood in the garage and warming weather is probably making the problem a little worse than normal, but still not an infestation.If my treatments and moving the wood don't seem to solve the issue I will do a one-time "courtesy" treatment from Orkin.

@Daniela Bachvarovathere are properties all over the country with asbestos flooring, siding, insulation, etc... its not a problem as long as its intact.

If it's shattered or a corner is complete broken off, the tenant did it and I'd charge them for it.If it's a crack that seems to follow a line or be in a spot where there was bad support (installation problem) a decently heavy item could have done it (which wouldn't be the tenants fault).Like someone else said, post a picture here and you will probably have plenty of folks who can tell you if it's most likely an installation type issue that caused it or if the tenant definitely did something.

The problem as I see it is two-fold. (1) Intra-entity loans come with administrative burdens and costs.
