Development is a big risk and a big reward business. 

Even then it is a risk/reward thing.   

Most people who think they want to do both, as soon as they get into this for a little while, find out that this is pretty hard work if you're not going to reap any reward.

The best part about not paying for keys is I will sleep like a baby knowing the tenant was not rewarded for $crewing me over.

You don't even know if it fits your REI type or Risk/Reward analysis.2. 

Real estate is a risk/reward proposition.

We stopped renting our carts due to liability and damage its not a matter of if but when you will have a liability issue and damage for us the risk doesn't outweigh the reward(s)

I also understand id be splitting the reward/ rent but that's why I think if I can pay 50% with him or 100% alone then is minimizes a lot of my risk. cast your vote and help me out, ahah I'm new here and to the world or real-estate so take it easy on me please.
