Ask that these expenses be covered under your liability coverage, as the leak was not caused by your renters, but it  did necessitate the moving of items to prevent further damage. 

I believe it tends to give me a slightly lower return, because the sponsor is going to be more careful, and if there is a severe downturn will prevent me from taking catastrophic losses.

Your budget should deal with preventative or regular maintenance and emergency repairs.

As Colin noted above it is hard to compete with the large players in the field.Where we found a better bang for our buck was getting on more channels like Marriott, Booking.com, and about 20 others.

That impacts me negatively now (compared to 6%), but supposedly was to prevent IRS questioning/audit in the future. 

The main players in this space are Guidance Residential and UIF, but it turns out that they may just be purchasing a Freddie/Fannie loan on the back end to finance the deal and then structure it differently for the buyer - which isn't in accordance with their religious rules.
