It's called: professionalism.If you like him and want him to want to work with you regularly, then strive to be the kind of customer that is a pleasure to work for i.e. pay him on time, don't micro-manage, be appreciative, etc.

My daughter had the pleasure of taking over a 5-plex we found for her.All units were well below mkt rents in shabby condition, (hence the great price she got it) & one unit had been vacant for 3 years because of very poor PM.The intro letters went out & she quickly assessed who of the inherited tenants had to go.A year later she only has one of the inherited tenants left & after some rehab the rents for the new tenants have been increased significantly.

My pleasure @Tyler Divine...1) Essentially same advice as posted about in your lumber purchasing post... detail the scope of work, specify fixtures or state the allowance for them, and review all bids to ensure apples to apples.2) Funny you should ask about poor soils, as I was recently consulted by a builder on this very topic as they didn't perform soil tests prior to acquisition and excavation and spent upwards of $70K on the fix!
