My father was a member of the IBEW out of Local 6, so I have a deep respect for your profession.Are you planning to use the BRRRR strategy on a 4-unit, or are you leaning toward a turn-key investment?

I want to have a game plan in action prior to reaching out to lenders. 

Educate yourself on the local market, network with other investors and agents, and always have a solid plan in place before making any investments.

Building confidence, a plan, and understanding your risk tolerance are all keys to success.

I’m at the very beginning of my REI journey and I would love some guidance on how I can best optimize my planning, research and saving phase (which I’m dedicating 2025 to).

That being said my residential rental will have a positive cash flow of $500 and I plan to rent out this other side of the duplex immediately and will have a balance of 600 to cover for the mortgage.

I’m planning to do this for 3 multifamily properties all located in MA, each ranging from 2 to 4 units.
