Finally got done building personal credit enough to seek pre-approval (as I have only just turned 21 years old).

@Stacy A Stewart I have personally used DSCR loans to purchase rental properties here in the Dallas/Ft.

Each property has two savings accounts - security deposit & reserves, and one checking - mortgage payments and utilities 

None of which I never actually met in person.
