Updating the windows and doors with more energy efficient ones, maybe do some type of stucco wall around the perimeter to give a little privacy.

I havent been to the Atlanta REIA in awhile because it was almost exclusively people that work inside-the-perimeter and thats not my market.  

A house down the road got basement waterproofing done PLUS Perimeter drains PLUS sealed it with tar (Lifetime warranty) for $20,000.

They fixed the perimeter footings and the one that ran through the middle, then they jacked up the sagging areas and put in new supports where it did not have any prior.Mine had all that you mention, sagging door frames, cracked drywall, crack brick mortar.

Is there a perimeter footer run down the length of the carport to build your side wall on (usually not).
