I think its possibly causing some leak when it snows or rains, you can see the wood filler coming out in the second pic with some paint peeling off, appreciate if you can let me know how to address this gap along with the wood filler.

I’ll go around peeling it off with duct tape if I have to, haha.

I would be able to boost the monthly gross rent to about $2600 with 800 sqft of LVP installation and tiling the walls of 2 showers (currently drywall with peeling paint).

But I thought about it in terms of my employees needing to wear masks around our tenants.From my basic understanding, this is not a protected class yet.I see it coming though. 

There is a huge list of items that will cause a loan to be rejected - cracked window, uneven sidewalk, loose hand rails, even a small amount of peeling paint, etc.  

Orange peel can dry out and crack over time.

As they say on the airplane "secure your mask before assisting others".

They always have covid masks on too.

There is not jsut one way to peel this onion.

In a separate unit when showing you can request distancing and mask wearing.
