probably a wholesale company.. get a second opinion from a local RE agent so you dont get hosed. 

I always enjoy reading your updates and thoughts on the area.So, what is your best area right now according to your data and opinion?

I have 6 month calls on TLT and redfin which should do well in the apparant recession that we are running headfirst into this fall/winter.I am out of long term stock market and my opinion is it is dangerous to be in right now unless you are going to stay in for years. 

House hacking is the best tried-and-true method for new investors in my opinion.

LTV & CreditEliminate the emotion and treat this like the business it is.In my opinion it does not matter who the borrower is as long as they have a track record of ATR (Credit)And I feel comfortable with the leverage (LTV)

In my opinion, making an offer site unseen is not a risk.

@Emeka Okeke, while it can be debated, in my opinion, by far, one of the more simplistic ways to take action and learn the ropes of real estate investing, all while mitigating risk, is to house hack your first deal.

I do have to pay 2.9% fees when I use it which makes it kinda not even worth doing in my opinion.  

Just my personal opinion - get a mentor or a person who already has good experience running STR business, preferably in your area (but not 100% required).
