I served 5-day notice on the 10th, and lease spells out that eviction process will begin on the 15th, which is Wednesday. 

Notice I say maintenance and not cap-x.

I would give them their non-renewal notice as soon as I possible.

We also have a firm policy, always enforce late fees and deliver a notice to pay or vacate on the 6th.

Having a GC that will provide good documentation, itemized receipts, etc. will make the process much easier I've noticed. 

You can just terminate the rental agreement with a 30-day notice "for any reason or no reason" - at least for now in NY...

Notice I say advertised and not going for because next, you will want to see how long these properties have been on the market and if they have decreased their rental asking amount.

I would be surprised if there weren't notices given to both the defaulting End Buyer (You're in default, you must close by X date or we're forfeiting your deposit) as well as the escrow agent (Buyer defaulted, see contract Earnest Money paragraph regarding release) prior to that actually occurring.

If you decide not to renew their lease or increase their rent they need a 60 day notice, and you have to notify S8 as well.Outside of those 2 exceptions your tenant should follow the lease like everyone else.
