Another important note  on this is one reason in Oregon its such a big deal with lenders.. is that a properly filed Mechancis lien as your probably aware is a SUPER lien and jumps ahead of all of other liens. 

S so I already have a hard money lender that accepts sellers financing deals however they would like to be first position.

It took me 5 or 6 years to find my first private lender.

We are working with a branch of a national lender, but have 2 spots open in our pilot program for other RE professionals.

Its great that the seller is will to carry a note in a seller 2nd as well, that will help reduce your require monthly payment with the right lenders.
