I have a tab for each property.I keep a word doc for vendors with a table of contents with links to headings such a plumber, hvac etc.I get recommendations from my large local RE club whether I askednor someone else asked I keep this contact info for future reference.I have no need to pay for a service when I can easily and quickly manage with systems I have built using Microsoft office that I already have.Tenants pay rent via deposit, ACH Zelle or PayPal.

Hud and Section 8 has had many such problems so now pay landlords directly electronically via ach it's much cheaper for them and tenants.

The rent collection feature makes it hard to track when rent will be deposited (ACHs take 5 to 8 days) and the accounting/reporting system is not very useful.

A CH managenent firm in your local market will dial in more accurately.

Just be sure to connect with a turnkey operation with a ton of muscle and excellent in-house property management.

This works fine when we ACH funds (the majority of the time.)  

I invoice my tenants and have created a deposit account that they either deposit rents directly at the bank or ACH them to the bank.

I loved this project and really got to flex my design muscles on this one.

Almost have to just start muscling through the first deal to learn.
