Wholesaling is just like any other business you have to create systems and procedures to be able to be able to close deals consistently. 

Call the county and ask for the procedure. 

Operational procedures- you still might get sued but you can mitigate the size. 

As well as to heavily vet your management team in the future and fully understand how they're operating procedures work. 

Update:I massaged the numbers with USAA and by maxing the deductible ($10k) I was able to fall within my estimates for this property.

However, if someone wants to take legal action against someone lives outside the US for a spam message, the costs and procedures would be different, right?

I continue to hear from investors who want opinions on elaborate webs of entities yet fail to  establish appropriate risk management procedures.

On the flipping side hopefully they will let you shadow them and see how they run the numbers, where the money comes from, inspecting the property, closing procedures, hiring the contractors or instructing their own on what needs to be done, buying the materials, and getting it done and sold.
