My mother is a RE agent back home in California (30+ years), I have one rental property in Virginia Beach, and I'm mostly interested in BRRRRs, flips, and long/medium-term multifamily properties.

Sometimes a 5-10 unit DSCR loan is solid terms, but I'm quoting 7.4% ish for 5+ unit, DSCR.

Or you can go a DSCR route (sometimes with no seasoning) but the terms suck.

I am extremely familiar with the area, I know that it can rent long term, and it is perfect for my family's current needs.

My one tip would be, its not about getting wealthy quickly, but more long term.
