In 2017 on these very forums I heard "the market was good in 2013-2016.." expecting a downturn the next year.With the current supply-demand situation in real estate, trillions of dollars printed, lending guidelines, etc.

Both would be fine as long as they're able to lend in the state you're looking to invest in. 

I’m not familiar with Nevada regulations for loans but states like AZ distinguish between brokering and lending your own funds.
