I have heard horror stories of investors not taking these steps only to have an HOA rain on their short term rental parade. 

I like to collect quite a bit of data on owners (family members, alternative addresses, deceased info, BKs and judgements, etc.) when I skip trace.

You might get a judgement, but very tough to collect the judgement. 

I don't think the issue is that every MLS or agency is affected by this judgement.

You're not commercially reasonable and you lack judgement in general, forget as a landlord.When I say you're unfit, you may not like the way I said it but you're going to learn one way or another what I said was correct.

Having Small Claims judgements against them can make it hard as well. 

And it rains a lot in the Smokies.

If you've been in BP long enough, you may notice that some company here is really trying very hard to keep maintain their image and reputation in BP while giving solid advice.There're many cases where newbie investors (not you) is bashing a company in BP or creating a negative impression which actually (from a fair judgement) just a small mistake from both parties.
