I guess I am in the wrong so my bad on this.Perhaps I am coming from a perspective of a conventional strategy where banks  barely interact with their borrowers and treat them like a statistic on their Excel spreadsheet - again my bad on this.

I just want it to be interactive. 

With this being said, the fear of being "tied" to all of these potential problems - definitely fosters hesitation and in many cases - no action.  

Try to personalize your interactions—get to know your borrowers’ needs and tailor your solutions to fit them.

Again, the BiggerPockets store has some books on this topic, or you can learn about it by watching podcasts, reading blogs, and interacting on the forum.

For example, the last one I attended had a good turn out but it was hard to interact because most of the other people seemed to already know each other.
